What is a homebuyer survey?

A homebuyer survey is a professional assessment of a property's condition carried out by a qualified surveyor. It informs you about the state of the building and helps identify potential issues that could affect the property's value or require costly repairs.

Homebuyer surveys

Types of surveys

RICS Home Survey Level 1 (Condition Report)

A basic report for new or recently built properties in good condition. Highlights major issues and risks but does not include detailed analysis.

RICS Home Survey Level 2 (HomeBuyer Report)

The most popular choice for standard properties. Includes a detailed assessment of the building's condition, identification of issues, and repair recommendations.

RICS Home Survey Level 3 (Building Survey)

The most comprehensive report — recommended for older, non-standard, or properties requiring renovation. Includes a full structural analysis.

Why get a survey?

  • You'll know the true condition of the property before buying
  • You can negotiate the price if issues are found
  • You'll avoid costly surprises after purchase
  • You'll have peace of mind — you know what you're investing in

A mortgage valuation is not a survey

The property valuation carried out by your lender (mortgage valuation) is solely to assess the property's value for lending purposes. It does not replace a detailed building survey and does not protect you as a buyer. We strongly recommend commissioning a separate survey.
